Locus, through its Principals’ previous activities and under the Firm’s banner, has been involved with the successful development of millions of square feet of new and reposition development in multiple markets within the East Coast, Mid-Atlantic and Midwest markets.  These projects include everything from ground up mixed-use high-rise office development to small parcel historic redevelopments.

Regardless of project scope, schedule, or style, Locus’ development services and attention to detail achieve maximum value and cost effectiveness. Activities and responsibilities have included land acquisitions and assemblages, entitlements, repositioning projects, design team management, contractor and subcontractor selection, contract negotiation, bidding, proposal analysis and coordination of construction activities. These activities have been both as principal and third party solicitations.

Redevelopment and adaptive reuse of three city blocks of downtown Cleveland’s Historic Warehouse District into loft apartments, office, retail and restaurants.

CityPlace II; Hartford, CT

High rise mixed use development: 270,000 sf class A office, retail, garage and atrium. The building connects to the existing largest high rise between Boston and New York City.

1300 Pennsylvania Avenue NW, The Ronald Regan Building and International Trade Center: Washington DC

Major mixed-use project with The Federal Triangle commissioned by the U.S. Government; development of interiors (major meeting spaces, office, exhibit, and retail space) as well as private sector office and exhibit leasing.

Atlantic Plumbing; Washington DC

Assemblage, land acquisition , design consultant management, entitlement and community approval process for major equity partner for this mixed use 800 unit, 3 building condominium project.
